Guaranteed Rent Scheme (up to 5 years)

Are you interested in leasing your property on a guaranteed leasing scheme with one of our public sector clients?

HSD London is able to offer longer term guaranteed rent schemes, anything up to 5 years. HSD London specializes in renting residential properties to a wide range of public sector organizations across many London boroughs. Our clients include local authorities, NHS trusts, charities, housing associations, government supported organizations/departments and large commercial businesses.

Leasing procedure

When leasing your property to us, in effect we become your tenants. We guarantee to pay the agreed rent on time and we maintain your property (whether or not it is occupied and even if our tenant is not paying their rent).

We let the property to a household nominated by one of our public sector clients. The client pays us a weekly fee to cover costs. We are responsible for the day to day management of the property, including any tenant damage or complaints of neighbor nuisance, meaning no costs or hassle for you as the ultimate landlord.

Our leases are anything up to 5 years. At the end of this period, we would hope to enter into a further contract with you. This would obviously depend on us reaching a new agreement on all terms. We have leased many properties continuously for over many years and offer a very reliable service.

During the leasing period we will provide full management services. You will not have the worry or hassle of leaving your property unoccupied for long periods of time with no rent or of having to find tenants.

Benefits of the leasing scheme:

Guaranteed rent – We pay the agreed calendar month rent direct into your account by the 7th of each month.

Market competitive rates – HSD London rents are determined as an average across the London borough in which the property is located.

Regular property inspections - We visit your property on a monthly basis to ensure our tenants are living there, maintaining the property and causing no nuisance to the neighbors.

Maintenance – We employ professional contractors to carry out repairs that are our responsibility under the lease at no cost to you.

Vacant possession – We maintain your property throughout the term of the lease. When we return it to you we do so on time and in the same condition you gave it to us (minus fair wear and tear).

No monthly management fee’s - HSD London does NOT charge you any commissions or management fees during the period of the lease for properties tenanted by one of our public sector clients across London. HSD London will NOT charge you for support services provided or the schedule of works prior to the leasing of the property.

Legal costs – We do not charge you any legal costs in entering into the lease. Should we find reason to take legal action against our tenants, we do so at no cost to you (in the private sector you would expect to pay the cost of taking legal action. This would cost you at least £130 – and much more if you have to employ a solicitor).

Initial inspection. We come out and inspect your property at a time that best suits you. This is to ensure your property meets our needs and minimum standards. Therefore, we may advise you on any maintenance that needs to be carried out on your property. LINK: see property standards guide

Rent offer. Normally within 3-4 days of the initial inspection, we will write to you to confirm whether we would like to lease your property, the rent we can offer you, any repairs you must carry out and any furniture we require you to supply.

Final inspection. When you have carried out any necessary repairs, contact us to arrange a final inspection.

Paperwork and keys. See requirements for landlords

Tenant viewing. We then arrange a viewing with a tenant from one of our public sector clients.

Tenant agrees. At this stage we advise you of the moving date.

Lease is signed and completed. The lease agreement starts as soon as we let the property.

Summary of service

Rent

Rents are payable by HSD London to our landlords by the end of the first week of each month. You will be paid directly via online BACs payments and we will prepare monthly and annual statements. The rent is usually exclusive of gas, electricity, telephone and council tax.

Agreement

We will prepare the relevant lease for the duration of the contract. Lease agreements are direct with HSD London and the length of the lease is agreed between the negotiator and the landlord, this can be anything up to 5 years.

Utilities

HSD London will instruct the relevant companies of the tenants’ particulars at the beginning of the tenancy. Landlords are advised to make a note of meter readings at the beginning and end of the tenancy.

Inventory

An inventory is necessary in all cases to avoid difficulties arising from damage claims. Inventories should, where applicable, also show that furnishings, soft furnishings and all electrical equipment comply with current legislation.

Inspections

HSD London will carry out monthly inspections on all our leased properties. This is to maintain the good condition of the property throughout the lease.

Repairs

We also have a 24hr maintenance team that can take care of any problems/issues that occur in your property right away i.e. leaks, broken heating. However, repairs for the duration of the contract are still the responsibility of the landlord (with the exception of damages caused by the tenants’ negligence or misuse) tenant guidelines Small repairs can be carried out by our contractors or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any repairs.

Mail

We advise all landlords to set up a mail forwarding service from the commencement of the Rent Guaranteed lease.

Keys

Keys will be handed over on the date the tenancy commences. Landlords are required to provide HSD London with 3 sets of keys at the beginning of the lease.

Insurance

HSD London can provide information, help and guidance on house, home buildings and contents insurance as well as rent and legal protection insurance. These are important considerations when letting your home.
