Tenant find service – let only
If you and happy to deal directly with your tenants and can be available whenever there is a problem then this is the scheme is for you but you must remember as far as they are concerned you are a full-time landlord. This scheme is better suited to those with experience in residential letting.
Let and manage properties
If you want to carry on your busy lifestyle with minimum stress and hassle then this scheme is for you. As well as ensuring your rent is paid to us on time, we provide out landlords with monthly statements and an annual end of year statement (all rents are paid directly into our landlords’ bank accounts via online BACs payments)
We also have a 24hr maintenance team that can take care of any problems/issues that occur in your property right away i.e. leaks, broken heating. No job is too large or too small. We take care of your property as if it were our own. All you have to worry about is spending your rent!
Manage only
If you currently have a tenant residing in your property but due to circumstances you are not available to deal with the day to day running, then this is the right scheme for you. Perhaps you live outside of London, are moving oversees or simply maintain a busy lifestyle.
As well as ensuring your rent is paid to us on time, we provide our landlords with monthly statements and an annual end of year statement (all rents are paid directly into our landlords bank accounts via online BACs payments) We have a 24hr maintenance team that can take care of any problems/issues that occur in your property right away i.e. leaks; broken heating…No job is too large or too small! We take care of your property as if it were our own. You hand the keys over to us, sit back and receive your rent, it’s that simple.
The letting process

Inspection - We come out and inspect your property at a time that best suits you. This is to ensure your property meets our needs and minimum standards. Therefore, we may advise you on any maintenance that needs to be carried out on your property. See property standards guide

Rent offer - Normally within 3-4 days of the initial inspection we will write to you to confirm whether we would like to let your property, the rent we can offer you, any repairs you must carry out and any furniture we require you to supply.

Paperwork and keys – See requirements for landlords

Market Property –We advertise your property on the web, in local papers and among our client database, making sure it gets seen by as many potential tenants as possible.

Tenant viewing - We then arrange a viewing with a tenant.

Tenant agrees - At this stage we advise you of the moving date.

Relevant documents collected from tenants - All tenants are vetted for security checks

Rent Guaranteed Scheme approval confirmed – All documents are passed over to the relevant insurance company for approval.

Contract is signed. Tenant moves in.
Summary of service to our landlords
Rent
Rents are payable by the tenant monthly into our client account. You will be paid direct from this account and we will prepare regular statements. The rent is usually exclusive of gas, electricity, telephone and council tax unless instructed at the beginning of the tenancy
Deposit
We collect a deposit from the tenant to safeguard against damages. At the end of the tenancy we will inspect the property, and the cost of any work attributed to the tenant will be deducted from the deposit.
Agreement
We will prepare the relevant contract for the duration of the let. For a residential letting, we will use a standard Assured Shorthold Tenancy Agreement under the 1996 Housing Act.
Utilities
The ingoing tenant will be instructed to apply to the electricity, gas and telephone companies for a credit agreement. You will need to notify the relevant utility companies at the commencement of the tenancy to ensure that there are no discrepancies with the changeover. If HSD London is managing the property we will instruct the relevant companies of the new tenancy agreement.
Inventory
An inventory is necessary in all cases to avoid difficulties arising from damage claims. Inventories should, where applicable, also show that furnishings, soft furnishings and all electrical equipment comply with current legislation.
Repairs
Repairs for the duration of the contract are the responsibility of the landlord (with the exception of damages, negligence or misuse caused by the tenants). Small repairs can be carried out by our contractors (for managed properties), or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.
We advise all landlords to set up a mail forwarding service from the commencement of the tenancy.
Keys
Keys will be handed over on the date the tenancy commences. They cannot be issued before the tenancy start date. A holding deposit is required from the tenants and returned at the end of the tenancy providing the keys are returned.
Insurance
HSD London can provide information, help and guidance on house, home buildings and contents insurance as well as rent and legal protection insurance. These are important considerations when letting your home.
